Obama Kicks Off College Tour

As Isaac bears down on New Orleans and the Gulf coast, President Obama hits the campaign trail undeterred today for a two-day college tour meant to energize younger voters and steal some of the spotlight from the Republican Convention in Florida.

Officials at Obama campaign headquarters in Chicago said they were closely monitoring the storm but decided to proceed with scheduled rallies at Iowa State University in Ames this afternoon and Colorado State University in Ft. Collins this evening. Obama has an event planned near the University of Virginia in Charlottesville on Wednesday.

"The President and his team will continue to monitor the storm and he will receive briefings throughout the day," an Obama campaign official told ABC News. "There are no scheduling updates at this time."

Obama, who relied on unprecedented enthusiasm and turnout among younger voters in 2008, is making an aggressive push to engage college students just as they return to campus for the new academic year. Classes at Iowa State and Colorado State began last week; the University of Virginia begins today.

Greeting students on 256 campuses across 31 states are Obama organizing teams ready to enlist new volunteers, register first-time voters and spread the word about getting out to vote in 70 days, according to a new campaign website targeting younger voters.

"The president will talk about what is at stake for young people in this country and the choice they face as we look ahead to the election in November," said Obama campaign spokeswoman Jen Psaki of the president's visits.

Tops among the issues Obama will address are college affordability, Psaki said, including the administration's record of increasing federal student aid to broaden access to higher education and help reduce debts.

Meanwhile, the Romney campaign said it would stress the disproportionately high rate of joblessness among younger Americans and recent college graduates during Obama's term. A full page ad greeting Obama in the Iowa State Daily highlights that roughly half of new college grads are unemployed or underemployed, while the youth unemployment rate is roughly double the national average, or 16.4 percent.

But while Obama - and Isaac - compete for the spotlight today, Republicans huddling in Tampa said they were determined to take center stage, pressing ahead with their convention schedule despite the storm. And Democrats in Tampa signaled they are poised to follow suit.

Obama campaign adviser Robert Gibbs and Maryland Gov. Martin O'Malley announced they would hold their first press conference in a "war room" just a stone's throw from the RNC convention hall, while in the skies above Tampa the Democratic National Committee planned to deploy an airplane toting a banner that reads: "Romney-Ryan-Akin: Too Extreme for Women."

How To Increase Your Conversion From Online Advertising Using ...

A quick note from Yaro: I?d like to introduce you to a good friend of mine, Chris Dowsett. I?ve known Chris for over ten years. He?s a genius at statistical analysis and other things to do with numbers. We recently caught up when he was visiting Australia. He explained some of the work he was doing with online advertising and I was impressed. We decided it would be great to share some of his experiences with the EJ audience. This is his first article, enjoy!

There are countless stories about how online entrepreneurs and small businesses were able to use Internet advertising networks to compete with some of the world?s biggest brands. Internet advertising networks, like Google Adwords, gave us a form of online business democracy.

As the online advertising space has grown, so has the digital advertising options, including a new method known as retargeting.

What is Retargeting?

The idea behind retargeting is simple. Basically, you set up a tiered approach to your online advertising. You might start with a general ad for tier 1 and more specific ads for tiers 2 and 3. Tier 1 ads go out to a broad audience across general sites, like the NY Times or the Huffington Post. You do some targeting but tier 1 is largely a scattershot ad directed at your target audience.

Then your prospect clicks the ad and lands at your website or other desired click-thru destination. At this point, some people might leave the site and you?d never see them again. However, retargeting works by tagging visitors from the tier 1 ad. As the prospects go on surfing the internet, they start seeing your tier 2 ads and tier 3 ads, which are more targeted and potentially offer a more lucrative reason for coming back to your landing page.

Retargeting in Real Life

You?ve probably seen this when you put a product in a basket or a ?wish list? but didn?t go on to buy. Some retailers are sophisticated enough to send a follow-up email saying something like, ?Hi, we noticed you saved the XY shirt but didn?t end up purchasing. Here?s an extra 10% off in case you?d still like to buy it.? Amazon is a good example of a company that utilizes retargeting.

The rationale is that you?ve done the hard work by getting someone to your website and they were on the edge of purchasing but left for a certain reason. Maybe a friendly reminder with an incentive will help.

The other benefit is that retargeting helps keep your brand top-of-mind ? and being top-of-mind is big business with upcoming generations. TIME reports that Millennial?s are 52% more likely to make an impulse purchase compared to other generations with the winning businesses being those that occupy mind share.

Retargeting keeps your brand present in front of prospects that have shown interest in your business by serving ?follow-up? ads with an incentive to revisit your site. However, the promise of retargeting varies and you may be wasting money if you apply retargeting generally to your online advertising regime.

Retargeting In Action: A Case Study

I worked with an IT company to analyze their advertising data. They?d deployed a 3-tier retargeting project, advertising to their target across various news sites. However, the tier 2 ads and tier 3 ads weren?t attracting people after the initial visit to the landing page. With alluring offers for the tier 2 and tier 3 audiences, the company was confused why people weren?t returning and asked me to take a look at the data.

I found that only a small percentage of tier 1 clickers were engaging with the tier 2 ads and returning. Plus only a small portion of those would get to the tier 3 level.

What was the problem?

Looking at the data on those who clicked and engaged with the tier 2 and tier 3 ads, we noticed some consistent behaviors and demographic information. They clicked on the same pages; they looked for similar technologies and were interested in the same things.

Based on this segmentation, we realized that retargeting was highly engaging to a certain segment of people. With this information, we could improve the effectiveness and conversion rates of visitors by better targeting at the outset.

Here is how the results differed:

This chart shows a conversion rate of 3% at the outset of the retargeting campaign. After segmentation and targeting our ads more efficiently, the performance climbed to 16% ? representing a 5x increase. This is a significant increase and has a huge impact on the return from advertising investment.

The Importance of Retargeting To Entrepreneurs and Small Businesses

Online advertising is one way for entrepreneurs and small businesses to effectively compete against larger businesses and potentially grow to serve a global customer base. Retargeting offers a promising way to continue to target your audience even after they?ve left your website ? but only when leveraged correctly with tools like enhanced segmentation.

Segmentation can be complicated. I?ve spent long periods working on some highly sophisticated segmentation analysis projects for clients. While you may not have access to statisticians as a small business owner, there are some basic segmentation tools that you can begin to use today.

Here are some ways to leverage better advertising returns through segmentation.

A Few Ideas To Get You Started

Segmentation can start from a few simple observations. Say, for example, you?re running your ads across the globe with a varied audience and you?re having some early success. You look at the new customers that your business is getting and here is what you see:

  • 90% of your new customers are from either Sydney, New York or London
  • 85% of these new customers are female
  • 94% of these are between the ages of 18 ? 30 years old

In this example, if you have 1,000 new customers from the campaign ? you could create a Tier 1 segment which is females, aged 18 ? 30 years old living in either Sydney, New York or London as this group represents about 720 of your new customers, or 72% overall.

This is the group that?s responding to your current advertising and turning into customers. Rather than targeting a wide variety of people from all ages and locations, you can now start to target this particular segment with your retargeting efforts. Your conversion rate will likely go up and so will the return on your advertising investment.

That doesn?t mean you can forget about the other potential customers out there like residents in Canada or males. It just means that your current advertising campaign isn?t resonating with them as much as this group of young females living in Sydney, New York or London.

The Overall Trendline

Web tracking tools like Google Analytics can start to help with this sort of information. Set up ?campaigns? in your Google Analytics dashboard to learn about how a particular advertising project is doing and what types of visitors are responding to your ads.

While segmentation can get really complicated and involve complex statistics, some basic segmentation work can vastly improve how your retargeting or broader digital advertising campaigns are working. Being aware of what types of customers are engaging with your ads can not only maximize your advertising return but also have a huge impact on your long term business returns. Good luck.

Police step up security over S.Africa mine strike

A heavy police contingent guarded platinum giant Lonmin's Marikana mine in South Africa on Tuesday to protect workers who quit a violent wildcat strike in which 44 people have died.

The London-listed firm said only eight percent of its 28,000 staff had clocked in Tuesday, a further slide from 13 percent the previous day, amid fresh reports of threats against returning workers.

"There are unsubstantiated reports of intimidation in two mining areas," the company said. "No incidents of violence have been reported. Management is appealing to all stakeholders to remain calm."

Police had reduced their numbers at the mine in the wake of a deadly crackdown on August 16, when officers opened fire on the strikers and killed 34 of them, after earlier violence blamed on rival unions left 10 dead including two police officers.

But the security force contingent had swelled Tuesday, as police sent reinforcements after strikers threatened to retaliate against colleagues who returned to work.

Officers conducted random body searches outside the mine hostel and the informal settlement where the majority of the workers live.

Armed private security guards also manned the gates and patrolled the mine grounds.

Representatives of the miners -- who say they are acting independently of unions -- are set to meet Labour Minister Mildred Oliphant ahead of talks between the government, unions and mine management on Wednesday to broker what the company called a "peace accord".

"We are hopeful that the talks will bring good news. It's not that the workers don't want to work, we want money," one of the strike leaders, Zolisa Bodlani, told AFP.

"The government is our last hope," he said.

Bodlani earlier told miners the Wednesday talks would determine whether they returned to work.

Lonmin urged all parties to take part in the talks, which will be mediated by Oliphant, and said a deal would pave the way for negotiations on the crunch issue of wages, the central sticking point that led rock drill operators to first down tools on August 10.

"The signing of a peace accord is considered the first step of the resolution process and will provide all parties with a framework within which agenda items -- such as wages -- can be discussed," the company said.

Workers, who claim they earn 4,000 rand a month, are demanding 12,500 rand (1,190 euros, $1,490). Lonmin says they already earn around 10,000 rand when bonuses and other compensation are included.

Boat Retail Sales See Improvement During July | RV Business

Recreational boat sales regained some momentum in July, settling into a healthy pace of growth and providing more clues about the location and durability of the industry?s recovery.

Soundings Trade Only reported that aluminum pontoon and fishing boats continued to be reliable gainers, but the best-performing category in the industry?s main powerboat segments was the high-volume 11- to 40-foot outboard fiberglass category.

Sales in that segment rose 20.5% in July to 2,783 boats from the same month a year earlier, according to figures compiled by Aarn Rosen, national sales manager at Statistical Surveys Inc.

?It shows the renewed strength of the Southern and Middle Atlantic markets,? Rosen said of the outboard category?s strong showing. ?They?ve had a good year. Combined with the strength of the ski [boat] market, it shows the Southern states are joining the Northern states in a revival of boating health.?

July?s report ?certainly mimics the nice trends of last month,? Rosen said. ?The same categories are growing.?

The data for July were based on information from 26 early reporting states that comprise about 57% of the U.S. boat market. July sales represent 13% to 14.8% of the total annual market.

LITTLETON, Colo. (CBS4) ? A family is finally back in their home in Littleton after strangers who had been living there finally moved out.

The Donovans moved out of state last year for work and found strangers living in their home when they returned. It was one of many stolen homes linked to the same ring.

When the Donovans returned they were forced to live in the basement of a relative?s home in Greeley. They have been trying since spring to regain their home.

?It?s wonderful, great, couldn?t ask for anything more,? Troy Donovan said.

Rudy Breda, who is still at large, and Alfonso Carrillo are charged with racketeering, theft and other crimes in connection with the Donovans? home. The people who thought they had legally bought it from Carrillo are charged with trespassing.

?I told her, ?Listen, what you?re doing is wrong, it?s illegal, I would really like you to move out of the home, otherwise we will take legal action against you,? ? Dayna Donovan told CBS4?s Rick Sallinger in July.

They did and won an eviction order more than a month ago.

A woman who was living in the Donovans? home said they were distressed. They fought the eviction even to the point of filing for bankruptcy protection, which stalled their removal. Weeks after the grand jury indictment was returned, those inside the Littleton home finally moved out.

?They actually did think that they bought the home, so they took really good care of it,? Troy Donovan said.

Inside it looked pretty good, while the backyard was overgrown with weeds.

?Yeah it?s over, it?s over, I can sleep at night,? Troy Donovan said.

Fuel shortages in Nigeria as union attacks subsidy halt

LAGOS (Reuters) - Nigeria's capital city Abuja suffered severe fuel shortages on Wednesday, as a trade union halted deliveries and threatened to cut supplies to the rest of the country by Friday unless the government resumes some subsidy payments it has withheld.

Fuel stations were closed throughout Abuja and black market traders toured the city with jerry cans selling gasoline for 50 percent more than the official price of 95 naira ($0.61) a liter.

Nigeria's finance ministry said on Friday it will not pay fuel subsidies to importers currently being investigated for fraud by a presidential committee.

The ministry distributed a list of 25 local oil companies on Wednesday who it says collected a combined 61.33 billion naira ($388.29 million) in subsidy for fuel they never delivered.

"The information shows, some of the companies claimed payments for consignments brought in by ships which investigations revealed were either non-existent or were somewhere else in the world," a Finance Ministry statement said.

Nigeria's refined fuel workers' union NUPENG threatened on Wednesday to shut down the fuel distribution network in Africa's second biggest economy from Friday if the government did not release subsidy payments.

"The jobs of our 15,000 members can't be jeopardized because of these non-payments," NUPENG's chairman for Southwest Nigeria, which includes the commercial hub Lagos, told Reuters by phone.

"Our members working with these marketers have not been paid for up to three months, yet the government is investigating the subsidy claims of last year and not this year."

Nigeria is among the top 10 crude oil exporters in the world but due to decades of corruption and mismanagement it has to import most of its refined fuel needs.

A parliamentary probe in April uncovered a $6.8 billion scam in the fuel subsidy administration from 2009 to 2011, one of the biggest corruption scandals in Nigeria's history.

It found that marketers were claiming subsidy for fuel they never delivered or that they sold to the country's neighboring states. Finance Minister Ngozi Okonjo-Iweala has this year been holding back subsidy payments while importers prove they have actually brought in fuel.

In a sign the strike might spread beyond fuel workers, the National Labour Congress (NLC), an umbrella union, told Reuters it supported the action.

"It's really difficult for the marketers to pay the salaries of members ... The problem is the genuine people who import fuel are not being paid and this is not acceptable," NLC President Chris Uyot said. "We expect the government to make concessions."

The ruling People's Democratic Party said on Wednesday corrupt oil marketers and their political collaborators were the driving force behind the NUPENG strikes and called on Nigerians to support the government.

"Why is it that the union who was in the vanguard of calls for sanity in the subsidy regime is now standing against government's decision to ensure that transparency is taken to the letter?" a PDP statement said. "Is NUPENG running with the hare and chasing with the hound?"

In January, President Goodluck Jonathan tried to end the fuel subsidy, which economists say is wasteful and corrupt, but a week of NLC-led strikes and protests over petrol prices shut down the economy and forced him to partly reinstate it.

Union head Michael Weiner treated for brain tumor

NEW YORK (AP) ? Michael Weiner, who succeeded Donald Fehr as head of the baseball players' union three years ago and negotiated a labor deal last fall in a seamless transition, is undergoing treatment for a brain tumor.

The union said Tuesday that he began treatments on Monday and that they are expected to last about one month. The union said it anticipates he will continue to work from its New York office on a daily basis during the treatments.

"It's shocking," Toronto pitcher Carlos Villaneuva said. "We told him, take care of himself first, which is the most important part of it all. I know he's going to want to go into the office every day and keep track of everything.

"It's just the way his brain is wired. He was more concerned about us when we had our discussion about it. There were maybe 100 players on that phone call, and nobody said a word. We were all shocked. But he never buries the lead. He came right out with it."

The 50-year-old Weiner succeeded Fehr in December 2009 to become just the fourth head of the union since 1966. He is widely liked and respected among players and management, and he has been credited for an improved relationship between sides.

"I have great respect and admiration for Michael, with whom we have had a very constructive relationship both professionally and personally," baseball Commissioner Bud Selig said in a statement. "This relationship has been a great benefit to baseball and has led to the tremendous success the game now enjoys. All of us look forward to Michael's full recovery and to his continued contributions to our game."

Following his graduation from Williams College and Harvard Law School, Weiner clerked for a federal judge and was hired by Fehr in 1988 as a union staff lawyer.

Under Weiner's watch, the union signed an agreement in November for a five-year contract running until December 2016, which ensures 21 consecutive years of labor peace in Major League Baseball. The agreement allowed for blood testing for human growth hormone, introduced restraints on bonuses for amateur draft picks and international signings, and restored salary arbitration eligibility for part of a class of players that lost it in the 1980s.

"He's ultra-prepared and smart," Chicago White Sox player representative Paul Konerko said. "I mean I think everybody is happy with the last agreement that got done."

Under Weiner, the union also succeeded in a grievance overturning a positive drug test against NL MVP Ryan Braun, who avoided a 50-game suspension.

"He's upbeat about everything and he's looking forward to hopefully beating this," San Francisco Giants pitcher Matt Cain said. "Obviously, it's going to be a process. We hope he can keep his strength and motivation up to make it through it."

Super-strong, high-tech material found to be toxic to aquatic animals

ScienceDaily (Aug. 22, 2012) ? Carbon nanotubes (CNTs) are some of the strongest materials on Earth and are used to strengthen composite materials, such as those used in high-performance tennis rackets. CNTs have potential uses in everything from medicine to electronics to construction. However, CNTs are not without risks. A joint study by the University of Missouri and United States Geological Survey found that they can be toxic to aquatic animals. The researchers urge that care be taken to prevent the release of CNTs into the environment as the materials enter mass production.

"The great promise of carbon nanotubes must be balanced with caution and preparation," said Baolin Deng, professor and chair of chemical engineering at the University of Missouri. "We don't know enough about their effects on the environment and human health. The EPA and other regulatory groups need more studies like ours to provide information on the safety of CNTs."

CNTs are microscopically thin cylinders of carbon atoms that can be hundreds of millions of times longer than they are wide, but they are not pure carbon. Nickel, chromium and other metals used in the manufacturing process can remain as impurities. Deng and his colleagues found that these metals and the CNTs themselves can reduce the growth rates or even kill some species of aquatic organisms. The four species used in the experiment were mussels (Villosa iris), small flies' larvae (Chironomus dilutus), worms (Lumbriculus variegatus) and crustaceans (Hyalella azteca).

"One of the greatest possibilities of contamination of the environment by CNTs comes during the manufacture of composite materials," said Hao Li, associate professor of mechanical and aerospace engineering at MU. "Good waste management and handling procedures can minimize this risk. Also, to control long-term risks, we need to understand what happens when these composite materials break down."

The study on CNTs toxicity to aquatic animals was a collaboration between engineering faculty and students at MU and U.S. Geological Survey researchers led by Christopher Ingersoll. The first author of the study, Joseph Mwangi, came to the project via a minority student fellowship. The EPA funded the research with a $400,000 grant. The results were published in the journal Environmental Toxicology and Chemistry. Baolin Deng is C.W. LaPierre Professor of Civil Engineering in the College of Engineering at the University of Missouri.

ABINGDON, Va. (AP) A federal magistrate says a southwest Virginia rescue squad can sell an emergency truck to help cover legal costs associated with an upcoming health care fraud trial.

The Bristol Herald Courier ( ) reports U.S. Magistrate Judge Pamela Meade Sargent in Abingdon wrote in an order that the Saltville Rescue Squad can sell its 2008 truck, as long as she first approves the selling price and the buyer. She stipulated the money has to go toward legal funds and case consultants.

The rescue squad and former board president Eddie Wayne Louthian Sr. face trial in September. Prosecutors say Louthian and another squad member fraudulently billed insurance companies $2.6 million over a 10-month period.

The other squad member, Monica Jane Hicks, pleaded guilty earlier to health care fraud.

NCAA falls under even more scrutiny

Charges of academic fraud at North Carolina may ultimately cast more of a searing light on the NCAA than the school where the alleged wrongdoing occurred.

And Penn State fans aren?t the only ones waiting to see if NCAA president Mark Emmert takes action following a recent show of muscle in University Park that left him open to charges of hypocrisy.

?The NCAA has conducted investigations and imposed penalties in similar cases of academic fraud, so I find it curious that the NCAA decides not to intercede in this instance,? said Michael Buckner, a South Florida-based attorney whose law firm represents colleges and individuals in NCAA cases.

Emmert has not indicated whether his organization will discipline North Carolina despite charges that athletes took no-show classes over a five-year period ? one that overlapped with an NCAA investigation of the school for academic impropriety.

Yahoo columnist Pat Forde wrote last week that the NCAA has to do more than just show it can ?hit a bloated target at close range,? his characterization of the punishment Emmert meted out at Penn State for the Jerry Sandusky child sex abuse scandal. Buckner wondered how the NCAA could exceed its jurisdiction with a criminal matter at Penn State but allow North Carolina to handle a widespread cheating scandal internally.

NCAA brass did not return a phone message late last week seeking comment.

?It goes back to my original concern and complaint at how the NCAA treated Penn State, that now it?s going to be up to the judgment of Emmert to decide (whether an issue) violates what he calls the core NCAA principles of morality, honesty, sportsmanship and ethics,? Buckner said. ?I don?t think the membership appointed Emmert dictator or, even a lesser term, the commissioner of the NCAA.?

Emmert, with the backing of an executive board composed of college presidents and chancellors, levied unprecedented sanctions against Penn State for what he called a football culture run amok. The NCAA used the Penn State-commissioned Freeh Report as the basis for sanctions that included a
$60 million fine and a loss of football scholarships.

Cedric Dempsey, a former executive director of the NCAA, said he didn?t have a problem with the punishment because of the heinous crimes committed by Sandusky, a former assistant football coach, while Sandusky still had access to Penn State facilities.

Dempsey did have concerns, however, with how the NCAA arrived at that punishment.

The executive branch usurped the judicial branch, even though the two are supposed to have equal power alongside the legislative branch. The NCAA has been criticized in the past for not acting quickly or boldly enough to discipline schools that run afoul of the rules, but Emmert achieved both in punishing Penn State.

?I do think, at times, there needs to be a process that expedites decision-making a little bit more, and I think they?re working on that right now,? said Dempsey, the NCAA?s executive director from 1994-2003. ?At the same time, I hope we don?t disrupt what has been a reasonably effective process over the years except for the delay and length of time it takes sometimes in decision-making. I?d hate to see us lose the judiciary aspect of the association.?

The lack of due process afforded to Penn State by the NCAA has resulted in a disconnect between a significant segment of alumni and leadership that wants the embattled school to move forward. The board of trustees has stood behind university president Rodney Erickson despite a few of its members? opposition to the sanctions to which Erickson consented.

One of the more bellicose voices in standing up to the NCAA belongs, coincidentally, to a Pitt graduate who was unsuccessfully recruited by former Nittany Lions coach Joe Paterno in the late 1960s.

Ralph Cindrich, a Carnegie-based lawyer and NFL agent, said the sanctions are unlawful and will have negative repercussions for the state.

?This school and the people didn?t deserve it, and to talk the way (the NCAA does) about the school and the program to me is just too far from the truth and reality of what goes on,? Cindrich said. ?The fraud that (the NCAA perpetuates) of amateurism is just astounding to me.?

Cindrich is examining ways he can get the NCAA into court, and he said he has talked to high-profile Penn State alumni in the area about legal action.

?I?ve never seen anything as wrong as this,? Cindrich said, ?and that?s what bothers me.?

ESPN college football analyst Todd Blackledge said the NCAA raised the stakes when it punished Penn State ? as well as expectations for disciplining schools that commit major rules violations.

?I think everybody?s going to be looking at everything that comes after that because what the NCAA chose to do in the case of Penn State was clearly unprecedented, and there were some of us that would think it was probably extreme,? said Blackledge, a former Penn State quarterback. ?I think there will be a lot of people that will be paying attention to what the NCAA does from here on out.?

NV FHA Short Refinance - The Best Mortgage Loan

The new NV FHA Short Refinance program that becomes effective in September 2010 is intended to help homeowners who are upside-down on their mortgage. That is, they owe more on their home than it is currently worth. The Administration hopes this program will help three-to-four million homeowners to stay in their homes over the next few years. The basic ingredients of the FHA Short Refinance option are. The property must be the homeowner?s primary residence.

Popular first time home buyer programs include Fannie Mae financing, FHA loans, VA loans and various programs offered through HUD. Home buyers might also be eligible for the Worker, Homeownership and Business Assistance Act which provides an $8000 first time home buyer tax credit toward real estate purchased by April 30, 2010. The Recovery Act also grants up to $6500 in tax credits to homeowners that have resided in their home for a minimum of five years and ready to move into a higher priced property.

To facilitate the refinancing of new FHA-insured loans under this program, the U.S. Department of Treasury will provide incentives ($500) to existing second lien holders who agree to full or partial extinguishment of the liens. While well-intended, the program has several problems that are likely to limit its usefulness. First, if a borrower is current on his loan, how will the lender justify a principal reduction to the note investors? What is their incentive? Second, many properties have a second lien ? why would the second lender agree to eat a principal reduction ? and perhaps a large one at that ? unless the property is in imminent danger of foreclosure?

Advantages to the Seller- Allows the home to sell to more buyers if it wouldn?t qualify for a standard FHA loan- Repairs being rolled into the loan and not requiring seller to make repairs out of pocket prior to close.- Not having to go off and on the market due to not passing an FHA appraisal.

One day, lenders will have to step up to the reality that the best way to revive the real estate market is to re-value properties at their current market worth. Otherwise, it will continue to be a long road of short sales, foreclosures, bankruptcies and strategic defaults?all of which accomplish the same thing, but in a much more painful, expensive and longer fashion. Mission: Reunite Purple Hearts with recipients' families

NBC's Ron Allen has the story of how one man is making it his mission to recover Purple Hearts and return them to the families of the recipients.

On Christmas Day in 2009, Vermont National Guard Capt. Zachariah Fike received a gift from his mother, Joyce ? a Purple Heart medal that she found in an old antique store.

But instead of displaying the medal in his home, Zac, who collects antiques, immediately took to the Internet. He began researching the name engraved in the?brass finish ? Corrado Piccoli ? in hopes of returning the medal to its rightful owner.

?[For] a lot of these families, it?s closure,? Fike says of the Purple Heart medal. ?It?s the only tangible thing that the families received after their loved one died. It?s something you can touch, that you can hold, that you can look at. And that?s all they have of him. It?s probably the most important thing in their lives.?


Using the Internet ? along with documents found at a local high school and library, ? Fike obtained information about the medal?s recipient, including his draft out of junior college and the mission liberating a French village during World War II, that would ultimately lead to his death.

The amateur investigator eventually found Piccoli?s surviving relatives ? including his sister, Adeline Rockko of Watertown, N.Y., to whom he placed a call.

Through the research, Fike says, he got to know the family so well that upon making contact, he reminded Adeline of things she?d forgotten and was able to even share things about her brother she?d never known.

?I had the conversation with Zac and it was like opening a door in a closet that?s full of secrets ? memories and everything just floats out,? Adeline said. ?And the memories came back, they were very vivid.?

The connection has become the foundation for a close relationship between the two families, and set the groundwork for a first-ever Piccoli family reunion back in 2011, when dozens came together for a formal presentation of Corrado Piccoli?s Purple Heart.

?I felt throughout the process that [Piccoli] was communicating with me,? Fike said. I really felt like I was the messenger in the return, and in essence, it brought his family back together. So, I feel that I am a part of him and his family. And I do consider him a brother in arms again. I consider them a second family.?

A third-generation soldier, Fike is well aware?of the sentimental significance of the Purple Heart medal. Since 1932, it has been presented to families of soldiers who lost their lives in combat, as well as to soldiers who have been wounded in action ? as was the case with Zac, who was wounded in Afghanistan on Sept. 11, 2010.

?I?m just glad to be here,? Fike said. ?I?m glad I can be on a wall of honor in my mom?s home. And I would hope one day, if my medal was lost, that somebody would do the same thing that I do.?

Since the return of Piccoli?s medal, Fike has returned five more. He acquires them in a variety of places, including Craigslist and nursing homes ? he even was given one from a landfill. He?s working on returning half a dozen others ? and says he comes across more every week. Through word of mouth, Fike has become the go-to resource for tracking and returning lost medals. ?

?People from that generation ... are passing by the day, he said. ?Unfortunately [the medals] are misplaced during moves over the years. They?re sold by family members that don?t either understand or appreciate the value of them?so they end up in antique shops and things of that nature.?

In fact, Fike?s mother originally picked up the valuable artifact at the antique shop because she thought her son would appreciate the addition to his collection. Fike, quite the antique aficionado, has been collecting memorabilia for years ? including photographs and record players.

Joyce knew her son would appreciate the medal ? but had no idea the extent to which he?d go to return it.

?I thought he was going to keep it in his collection, so it surprised me that he has done this and it?s taken off the way it has,? she said. ?I?m very proud of him for doing it. When I met these families and heard their stories, he?s done the right thing instead of keeping them in his collection.?

As for Fike, he is committed to continuing to his own mission of restoring these lost medals.

?I?ve always had that passion ? even before, you know, I was wounded. I just grew up in a military family and I learned to appreciate military service and sacrifice. I think it adds to the allure of the story, absolutely. But I don?t think it makes me any more inclined to do what I do.??

U.N. confirms Algeria's Brahimi to replace Annan as Syria envoy

UNITED NATIONS (Reuters) - The United Nations on Friday confirmed that veteran Algerian diplomat Lakhdar Brahimi will replace former U.N. Secretary-General Kofi Annan as the international mediator on Syria as the 17-month-old conflict slides deeper into civil war.

"The Secretary-General appreciates Mr. Brahimi's willingness to bring his considerable talents and experience to this crucial task for which he will need, and rightly expects, the strong, clear and unified support of the international community, including the Security Council," said U.N. spokesman Eduardo del Buey.

The announcement confirmed what diplomats told Reuters on Thursday.

Brahimi, who hesitated for days to accept a job that France's U.N. envoy Gerard Araud called an "impossible mission," will have a new title, Joint Special Representative for Syria. Diplomats said the change was to distance himself from Annan.

U.N. Secretary-General Ban Ki-moon and Arab League chief Nabil Elaraby back his appointment, del Buey said. Diplomats said all Security Council members support Brahimi.

U.N. officials told Reuters that Brahimi was expected to arrive in New York next week to meet with Ban and discuss plans for a fresh approach to the Syria conflict, which the United Nations says has killed over 18,000 people.

Del Buey said Ban thanked Annan, a Nobel Peace Prize laureate who accepted the job of Joint Special Envoy for Syria six months ago, "for his selfless efforts and contributions to the march for peace in Syria."

Annan, who is stepping down at the end of this month, has said his Syria peace plan was hampered by a divided U.N. Security Council.

FRUSTRATED BY DEADLOCK

Annan was especially frustrated by the deadlock between the five permanent council members. Russia, backed by China, repeatedly vetoed Western- and Arab-backed resolutions that criticized the Syrian government and threatened it with sanctions, saying the United States, Europe and Gulf Arabs were seeking regime change.

The Western powers have accused Russia, Syria's top arms supplier and staunch ally, of propping up Syrian President Bashar al-Assad's government. They have also accused Syria's ally Iran of providing military aid to Assad.

In an interview with France 24 television, Brahimi said he would soon meet with the Security Council.

"We are going to discuss very seriously how they can help," he said. "They are asking me to do this job. If they don't support me, there is no job. They are divided, but surely they can unite on something like this and I hope they will."

"Kofi Annan is a friend and I have been in touch with him throughout his mediation," Brahimi said. "I don't know whether I will succeed or whether I will fail like he did."

The U.N. mission of France, this month's Security Council president, reiterated on its Twitter feed the council's support for U.N.-Arab League mediation in Syria.

But council diplomats said privately that it will be extremely difficult for Brahimi to transform that expression of support into a binding sanctions resolution that would pressure the government and rebels to stop fighting. Annan had urged the council to adopt such a resolution, but Russia was opposed.

White House spokesman Josh Earnest described Brahimi as "a capable and seasoned diplomat," though he said the United States wants to know more about the U.N. plans for him.

"We need to hear more from the U.N. on the mandate of Mr. Brahimi's new position," he said. "Our position and our view about the solution to this problem hasn't changed - that it's time for President Assad to step down and to allow this political transition to move forward."

Diplomats said Brahimi wanted to adjust his mandate, but it was not clear how his approach will differ from Annan's.

The United States, envoys say, saw little point in replacing Annan and has stepped up non-lethal support to the rebels.

Brahimi, 78, has served as a U.N. special envoy in Iraq after the U.S. invasion that toppled Saddam Hussein, in Afghanistan, both before and after the end of Taliban rule, and in South Africa as it emerged from the apartheid era.

The announcement about Brahimi was made as U.N. observers in Syria prepare to withdraw due to the violence.

Separately, Russia canceled a meeting on Friday of the permanent council members and key Middle Eastern nations on Syria, the so-called Syria "Action Group," after most participants failed to confirm attendance, U.N. diplomats said.

"Almost no one confirmed attendance, not the Americans, Europeans, Arabs," one diplomat told Reuters on condition of anonymity. "There wasn't much interest in this meeting."

With all the chatter regarding Tim Tebow and Mark Sanchez, it?s easy to forget that the player who could do the most harm to the Jets this year is Santonio Holmes.

Chronically unhappy with his role last season, Holmes became more and more of a problem as the season unfolded, culminating in Week 17 ugliness that echoed into the offseason.? And that happened at a time when the Jets threw more than they had planned; this year, with the Jets re-embracing the ?ground and pound? approach, Holmes could have the ball in his hands even less frequently.

The new season didn?t start well.? Holmes said that a two-quarterback system won?t work, prompting coach Rex Ryan to remind Holmes that he hasn?t been hired to serve as the team?s offensive coordinator.

But things have improved.? As Manish Mehta of the New York Daily News explains it, Holmes recently has assumed a leadership role.

?Being a mentor to these young guys that we have in our receiving corps has been fun for me,? Holmes said.? ?I want these young guys to know that in order to be the best, these are the things that you have to work on.?

And so Holmes has been teaching the youngsters.? ?We could be in the cafeteria and he?ll teach right there,? rookie Stephen Hill said.? ?That?s normal.? That?s every day.? If I have a question, just ask him.? It really does matter to him.?

New offensive coordinator Tony Sparano approves of that message.? ?It was a little bit of a surprise on my end,? Sparano said. ?Sometimes that?s not natural for veteran players, because it?s such a competitive business.? But Santonio?s been tremendous.? I?m glad the young guys have used it. . . .? He?s likes to teach. Sometime down the road when he?s done playing this game, I think he might be a coach one day.?

?Surprise? was the buzz word for coach Rex Ryan, too.

?I?m a little surprised [he's been mentoring so much] because he?s learning a brand new system,? Ryan said. ? Sometimes when you do that, you?re kind of focused in and in your own world.? He?s trying to bring these guys along as well.? I know one thing:? Santonio cares a great deal about this football team.?

Generally, that?s a very positive development.? But Holmes has shown in the past that he cares about his own numbers more than he cares about the team.? And if Holmes doesn?t like what the ?ground and pound? does to his ?catches and yards,? Holmes now will have a flock of young teammates that he can shepherd in the general direction of malcontentedness, T.O.-style.

So while it?s a good thing for now, it can be a bad thing later.

Question: If you could go back in time, what time would you return to and why? Normally I answer, or vaguely answer, my own questions in these reviews but I?m not going to on this one. I am not an overly nostalgic person unless it has to do with a film or a band. Plus, after seeing Safety Not Guaranteed this past weekend, I learned a valuable lesson. Sorry if this confuses anyone but you will just have to see Safety Not Guaranteed to understand what I am referring to?.or trying to, at least. I have wanted to see this film for a long time. There was just something about the story that drew me to it ? not too long ago I even posted the preview on here; and I save those posts usually for films that I think will be interesting, unique or that tell a story that will move me. This one did, not drastically, but enough to get me out of my writer?s block (fingers crossed) and make me contemplate parts of my life. That?s what I want from most films, art, books, etc?an opportunity to think; notice something you hadn?t before; and look upon an idea with a fresh perspective, etc? Safety Not Guaranteed took on an age-old idea: looking back on your past with regret and hoping you can change things so you wouldn?t be unhappy now. And the filmmakers made a charming, perfectly decent film that will just make you smile. Plus, they added the idea of time travel. Who wouldn?t like that, right? So, I ask again, would you want to go back in time and why? For most, I believe, the reasoning will involve another person: a partner, girlfriend, boyfriend, parent or someone with whom you hurt or they did something that haunts you, still. We all make mistakes. Mistakes are thrust upon us. We fall in love with the wrong person, or the right person, and hearts get broken no matter what. Also, we can be cruel to another. Admit it ? we have ALL been there. We are human. Safety Not Guaranteed represented several aspects of people?s regret and/or searching for the cure to change their current situation. And I think most will be able to relate. Now the next question(s): Could we fix it? Should we fix it? Would we be better off if we changed these brief, few moments of the past? Or are we where we are supposed to be? Thinking about regrets is enough to drive you a little mad. And that?s how the actor in this film, Mark Duplass? character, is portrayed. Someone who must be insane because he puts a classified ad in the paper requesting a partner go back in time with him. He declares it will be dangerous and your safety will not be guaranteed. His ad intrigues a magazine editor ? enough to send a writer and two interns to check the story out. There are a couple other character in this film that display the same sort of desire to change their present by reaching towards the past: The young intern, Darius, played by Aubrey Plaza and her boss, Jeff, played by Jake. M. Johnson. Both these characters represented the vast differences on why someone would want to go back in time. I liked both characters, a lot. In fact, Jeff was one that kept the comedy going in this film. He?s the type of guy you don?t want to like but he evokes sympathy when you aren?t expecting. Darius is a sarcastic girl that has a deep, hidden secret on why she is unhappy now. As for the rest of the story, no more details. Just go see this film. It is slated as a comedy, and it was absolutely funny at parts but it is not slap stick or a joke every few minutes type of film. The humor is subtle and well placed. Safety Not Guaranteed showed real humor, the humor we all have in our lives. The absurdity that is ever present ? that?s what makes it a comedy. However, I would categorize this as a drama as well. And that?s a compliment. Bottom line: Just give me a good story, tell it well and with respect (especially for the audience), and you?ve got a fan in me. Safety Not Guaranteed did all three. Well done! My favorite thing: There might too many things to list here. I just really, really liked this film. Okay, I laughed OUT LOUD when Jeff raises his fists in the air. His reaction to what was happening just kept me smiling and smiling. My least favorite thing: I got nothing this time. Directed by Colin Trevorrow, Big Beach Films, 2012 Genre: Comedy Starring: Aubrey Plaza, Jake M. Johnson, Mark Duplass, Karan Soni, Jeff Garlin and Kristen Bell. Rating: R Length: 86 minutes Review: 9 out of 10
